Policy EM1 - Extensions and Alterations Policy
Conservatories can provide a cost efficient solution to extending a home. Typically this form of extension and design is not a common feature traditionally related with Garden City design principles.
When submitting an application for a proposed conservatory an applicant must make reference to the design principles for extensions as outlined within this design guide.
A conservatory’s typical roof design is based around a pitched roof. This is typically acceptable subject to the material finish being glass or similar and to not conflicting with any key architectural detailing on the property.
Due to the extent of glazing and typical finish of the conservatory these features should have minimal impact from surrounding public vantage points or from the street scene.
Alterations to the glass roof of a conservatory to a solid roof will not be accepted. Such proposals should refer to single storey extensions section.
Material selection must be in keeping with the property; uPVC may be acceptable where it can be demonstrated this will not have a detrimental impact on the character and appearance of the street scene, wider amenities or values of the area.
Proposed structures, including roofs or gutters, should not overhang property boundaries. Should works extend beyond the property’s boundary, a separate Estate Management application will be required to be submitted from the owner of the neighbouring property. Applications can only be submitted for the land owned by the applicant.
