Policy EM1 - Extensions and Alterations Policy

Within the architectural composition of a building the window arrangement, scale and detailing contribute to a buildings character and style. The replacement or repair of windows is an inevitable due to their lifespan and requirements in making homes more energy efficient; it is generally preferred windows are repaired. Appropriate restoration can help enhance and maintain the original design principles of the property. 

Applications will be assessed to ensure that new or replacement windows replicate the appearance, style and design of the properties original windows to maintain the values and amenities of the Garden City.

Replacement windows of a different or same materials which match the original design within the building (in terms of size, position, glazing bars, mullions, frames, transoms, sight lines etc) will not require consent.

Materials and finish of replacement or new windows is important in upholding the detail and character. It is strongly encouraged that original window materials are replicated, typically in a timber finish. Alternative materials will be considered should they follow the below design guidance:

  • Windows finished in a uPVC would be only considered acceptable where it matches the original style, design, proportions and colour of the window to be replaced
  • Varying materials on a single elevation will not be supported.
  • External glazing bars or external leading will be required to match that of the original window arrangement.
  • Window sight lines are to be equally set.
  • New window openings to the front street facing elevations will only be acceptable where it can be demonstrated that these would not have a negative impact on the values and amenities of the property or street scene.
  • The finish and colour of window frames and casements should match the original windows.
  • The style, design and colour of proposed windows at the rear ground floor level and where not visible from a public vantage point, can have a more relaxed approach– e.g. bi fold doors will generally be accepted.
